Teachers should not eat for 13 years in order to buy an apartment in Minsk
European Radio for Belarus counted how many years it will take public sector employees to collect money to buy an apartment, if they keep the whole salary untouched. According to the latest data of the Belarusian Statistic Committee, an average inhabitant of Minsk earns 1 million 300 thousand roubles per month. The cheapest one-room apartments in Minsk costs 40-50 thousand dollars (135 million roubles). It turns out that if one keeps the whole salary untouched for 10 years, it will be possible to buy an apartment. However, at the same time one should not eat, drink or buy other necessary things.
This year the quantity of people who buy real estate decreased by 30% in comparison with the previous year, informed the director of the real estate agency "BelCTN" Mikalaj Prastalupau, to the European Radio for Belarus:
“600 real estate bargains have been recorded during this July in Minsk. In June there have been less: 570 bargains. In May - even less: 500 and a little more. If we compare this July with last July, there were about 900 bargains then. Thus, this year the quantity of real estate bargains decreased by 30% in comparison with the same time period last year”.
According to Mikalaj Prastalupau, the cheapest one-room apartment in the capital costs 40-42 thousand dollars. These apartments are the most required among Belarusians. What is the category of people who buy real estate more often? It turned out, rather unexpectedly, that 80% of such people are workers, teachers, engineers and doctors.
Mikalaj Prastalupau: “Workers, teachers, engineers, doctors - that's a usual cut-off of our society. They are not middle class, not individual entrepreneurs, but they do make about 80% of the society. The same situation is in real estate bargains”.
How can a teacher, who earns 946 thousand roubles a month in average, buy himself an apartment? It can be easily explained, says Mikalaj Prastalupau - in 90% of cases one should sell his current accomodation to buy a new apartment. This is called "an alternative bargain".
Mikalaj Prastalupau: “Where a worker or an engineer, or a doctor, is supposed to find the 40-50 thousand dollars to buy a one-room apartment? Naturally, nowhere. To buy a new apartment, they have to sell the previous one".
There are only 10% of the whole quantity of real estate bargains, when citizens bring the whole sum necessary to buy an apartment, with them. 90% are bargains when people sell their accomodation and buy a new one. For example, a family lives in a one-room apartment, then they have a baby, the baby grows up a little - the family takes a credit from a bank, or collects money, sells the one-room apartment, adds 10-15 thousand dollars and buys a 2-room apartment. The market of secondary real estate is composed of such alternative bargains”.
